RV Inspection

Inspections

RV Inspection Packages At Properly Hitched Mobile RV Services, I offer two comprehensive RV inspection packages designed to give you a clear understanding of your RV’s condition before purchasing, selling, or hitting the road. Essential RV Inspection $700–$1,000 Final pricing is based on RV type, size, and configuration. The Essential Package focuses on the major systems and components that affect the safety, operation, and overall condition of your RV. Inspection includes: Roof membrane, roof components, seams, and sealants Windows, doors, exterior trim, and seals Slide-outs and accessible slide components Exterior walls and components Underbelly and accessible frame components Tires, wheels, axles, suspension, and landing gear Interior condition and major systems Appliances and operational testing Fresh-water system and water pump Plumbing system checks for visible leaks and proper operation Propane system and propane-powered appliance operation Life-safety equipment, including smoke, carbon monoxide, and LP detectors Fire extinguisher condition and accessibility Your inspection includes a detailed written report with approximately 30–50 high-quality photos documenting the condition of the RV and notable findings. Fifth-Wheel Note: I do not currently carry a fifth-wheel hitch. If the owner or seller can connect the RV to a properly equipped tow vehicle, landing gear operation can be fully tested. DEALERSHIP/SELLER MUST PROVIDE BATTERY, PROPANE, AND WATER HOSE WITH HOOK TO WATERSOURCE Premier RV Inspection $1,200–$1,500 Final pricing is based on RV type, size, and configuration. For buyers and owners who want the most complete picture possible, the Premier Package provides a top-to-bottom, corner-to-corner inspection of the RV. The Premier Package includes everything in the Essential Package, plus a significantly deeper evaluation of accessible systems, components, and overall condition. Premier inspection includes: More detailed examination of exterior and interior components In-depth operational testing of accessible RV systems Additional documentation of defects, concerns, wear, and maintenance items Approximately 80–100 high-resolution photos A comprehensive written report with detailed findings, notes, and observations The goal is to give you the information you need to make an informed decision and identify potential repairs, maintenance concerns, or safety issues before they become expensive surprises. Requirements for a Complete Inspection To perform the most comprehensive inspection possible: 120V shore power must be available to properly test appliances and electrical systems. Fresh water must be available in the RV's fresh-water tank to test the water pump, plumbing system, fixtures, and check for leaks. DEALERSHIP/SELLER MUST PROVIDE BATTERY, PROPANE, AND WATER HOSE WITH HOOK TO WATERSOURCE . The RV should be accessible inside and outside, including compartments and storage areas. Any system that cannot be tested due to unavailable utilities, access restrictions, weather conditions, or other circumstances will be clearly documented in the inspection report.

RV Maintenance

RV Winterization/Dewinterization

RV Winterization/Dewinterization Service Protect your RV from costly freeze damage with professional winterization from Properly Hitched Mobile RV Services. Our RV winterization service prepares your plumbing and water systems for freezing temperatures and extended winter storage. Proper winterization helps prevent cracked water lines, damaged fittings, broken pumps, and other expensive cold-weather repairs. Winterization Service Includes: Drain fresh-water tank Drain water heater Drain and prepare hot and cold water lines Bypass water heater when applicable Blow out plumbing lines to remove residual water Winterize water pump and fresh-water system Add RV/marine-grade antifreeze to the plumbing system as required Protect sinks, shower, toilet, and drain traps Winterize exterior shower and accessible water connections Winterize applicable appliance water lines, including refrigerator/ice maker and washing machine connections when equipped Final check to verify the water system has been properly prepared for freezing temperatures Protect Your RV During the Off-Season

Even a small amount of trapped water can freeze, expand, and damage your RV's plumbing system. Professional winterization helps protect your investment and gives you confidence that your RV is properly prepared for cold weather.

Furnaces

Furnace troubleshooting and diagnostics No-heat and intermittent-heating diagnosis Thermostat testing 12-volt power and electrical checks Propane supply and furnace operation checks Blower motor inspection Sail switch inspection and replacement Igniter and electrode inspection Control board diagnostics Limit switch and safety component checks Burner and combustion-area inspection Intake and exhaust inspection for accessible obstructions or debris Furnace cleaning and preventative maintenance Replacement of failed components when necessary

A furnace that won't ignite, repeatedly shuts down, blows cold air, or operates inconsistently can be more than an inconvenience. Proper troubleshooting can identify the source of the problem and help prevent unnecessary parts replacement.

Air Conditioning

Operational inspection of the A/C system Clean evaporator and condenser coils Clean accessible interior components Inspect and clean air filters Inspect rooftop A/C shroud and mounting condition Check electrical connections and accessible wiring Inspect capacitors and accessible electrical components Check blower motor and fan operation Inspect drain pan and condensation drainage Check air distribution and airflow Inspect divider/separator between supply and return air for proper sealing Check rooftop gasket area for signs of water intrusion Verify thermostat operation Measure Delta T (temperature differential) to evaluate cooling performance Final operational test after maintenance is completed

Dirt, debris, clogged coils, restricted airflow, and poor air-box sealing can reduce cooling performance and place additional strain on your RV's air conditioner. Routine maintenance can help improve efficiency and extend the service life of your system. For RVs with multiple air conditioners, each unit should be individually serviced and tested to ensure proper performance.RV AC should be Maintained 2 times a year filters in vents AS needed

Roof Resealing

Thorough inspection of the RV roof and accessible roof components Inspection of existing sealant for cracks, gaps, separation, and deterioration Inspection around roof vents, plumbing vents, skylights, antennas, A/C units, and other roof penetrations Inspection of front and rear roof seams Inspection of roof edges and termination points Removal of loose, damaged, or failing sealant as necessary Cleaning and preparation of areas being resealed Application of RV-compatible lap sealant to applicable roof seams and penetrations Inspection for visible signs of previous or active water intrusion Final inspection of completed resealed areas

RV roofs are constantly exposed to UV rays, heat, rain, wind, road vibration, and changing temperatures. Over time, sealants can crack, shrink, separate, or lose adhesion, creating potential entry points for water. Routine roof inspections and preventative resealing can help protect the roof decking, walls, insulation, cabinetry, and other structural components from costly water damage. Important: Roof resealing is preventative maintenance and does not repair damaged roof decking, membrane, structural damage, or existing water damage. Any additional concerns discovered during the service will be discussed before repairs are performed.

Tank Cleaning

Black tank cleaning and flushing Gray tank cleaning and flushing Removal of accumulated waste and residue Repeated flushing until discharge runs substantially cleaner Cleaning around accessible tank valves and connections Check of waste valves for proper operation and visible leakage Assistance with buildup contributing to inaccurate tank-level readings Basic inspection of accessible sewer hoses and connections Recommendations for proper tank care and preventative maintenance

Over time, waste, toilet paper, grease, soap residue, sediment, and other buildup can accumulate inside your RV’s tanks and plumbing systems. Routine cleaning and sanitizing can help reduce odors, improve tank performance, maintain your fresh water system, and keep your RV ready for your next adventure.

Fresh Water Tank & Water Line Sanitization

Fresh water tank sanitization Sanitizing hot and cold water lines Flushing the fresh water tank and plumbing system Running sanitizing solution through faucets, shower heads, exterior showers, and other applicable fixtures Flushing the system with fresh water after sanitization Water pump operation check Visual check for accessible plumbing leaks during the service Water heater flushing and maintenance available upon request

Likewise, simply filling and draining your fresh water tank does not properly sanitize the entire fresh water system. Periodic sanitization helps maintain a cleaner tank and plumbing system—especially after storage, winterization, purchasing a used RV, or when the water system has developed an unpleasant taste or odor.
